How the Building is Run and Managed

Board of Directors
Five Directors elected from the Membership constitute the Cooperative Board. They are term-limited to two consecutive two-year terms, half elected each year (two one year and three the next) by the Membership.

Day to Day Management
Batavia Co-op is professionally managed by The Mackin Group, which manages the finances and insurance requirements of the Cooperative and assists with the physical maintenance of the building. The Mackin Group also manages many other cooperatives and condominiums in the Boston area.
The Board meets on a monthly basis to manage the Cooperative's affairs. It approves the annual Budget, Membership applications, and conducts the general business of the Cooperative. The Board directs and relies on the property management company to perform the day-to-day tasks such as paying the bills and making necessary repairs. Coop Members are encouraged to attend. and voice their opinions and concerns.

Cooperative By-Laws
The Cooperative By-Laws and the House Rules govern the Board's powers. The By-Laws are the legal framework that governs the conduct of the corporation. It determines the rules for electing the Board of Directors and their terms, duties, and responsibilities.

Occupancy Agreement and House Rules
The Members' rights and responsibilities are set forth in the Occupancy Agreement. The Occupancy Agreement is the proprietary lease which details the relationship between the Cooperative and its Members, setting out governing rules for maintaining that relationship. Certain policies may be drafted and amended by the Board so long as such policies are consistent with the Batavia Bylaws and Occupancy Agreement. Policies apply uniformly to all the Members of the Cooperative.
